Los Angeles International Airport is one of the region’s largest employment centers, with airline crews, ground staff, security, concessions, hotels and logistics businesses all clustered around it. Living close to LAX can turn a long freeway commute into a short drive or bus ride, especially for people who work early-morning or overnight shifts. The trade-off is aircraft noise and traffic around the airport. This guide compares current rents in the ZIP codes around the airport and explains what to weigh.

ZIP-by-ZIP notes
- 90045 (Westchester / Playa del Rey area): the typical Zillow asking rent was roughly flat over the past year (-0.1%) to $2,950. That is $430 below HUD’s one-bedroom SAFMR of $3,380, so a typical one-bedroom here may sit near local voucher payment standards.
- 90301 (Inglewood (north)): the typical Zillow asking rent rose over the past year (+1.7%) to $2,463. That is $323 above HUD’s one-bedroom SAFMR of $2,140, so expect most listings to price above voucher payment standards unless they are smaller or older units.

- 90304 (Lennox): the typical Zillow asking rent fell over the past year (-1.2%) to $2,873. That is $1,103 above HUD’s one-bedroom SAFMR of $1,770, so expect most listings to price above voucher payment standards unless they are smaller or older units.
- 90066 (Mar Vista): the typical Zillow asking rent rose over the past year (+0.9%) to $3,028. That is $188 above HUD’s one-bedroom SAFMR of $2,840, so a typical one-bedroom here may sit near local voucher payment standards.

Getting to the airport
Westchester (90045) sits directly north of the airport and is the most common choice for people who work there. Much of it is single-family homes, with apartment buildings concentrated along Manchester Avenue, Sepulveda Boulevard and Lincoln Boulevard. The ZIP also includes Loyola Marymount University, so student demand shapes part of the market.
Inglewood (90301, 90302) and Lennox (90304) sit to the east of LAX. Inglewood has a large stock of mid-century apartment buildings and has seen major investment around the SoFi Stadium and Intuit Dome area. Lennox, an unincorporated community, sits beneath the approach path to the airport’s runways, which is worth considering if you are sensitive to noise. These ZIP codes have the lowest HUD SAFMRs in this table.
The LAX/Metro Transit Center station links the Metro C and K Lines with airport shuttles, which makes rail trips from Inglewood, Crenshaw and the South Bay possible. Check the airport’s and Metro’s current service details, including the status of the LAX people mover, because connections to the terminals have been changing.
Mar Vista (90066) and south Culver City (90230) lie to the north. They are a short drive up Sepulveda or Lincoln, and they appeal to people who split time between the airport and Westside jobs. Both are more expensive than Inglewood but offer quieter streets away from the flight paths.
Noise, shifts and parking
LAX has a residential sound insulation program and publishes noise contour maps. Before you sign a lease, look up where the address sits relative to the arrival and departure paths, and visit at the time of day you would be home. Westchester north of Manchester and areas east of the airport get different noise profiles depending on runway use and wind.
If you work shifts, check how you would get to work when transit is not running. Employee parking lots and shuttles change by employer, so ask your employer before assuming you can skip a car. Street parking in parts of Westchester and Inglewood is tight and some areas have permit restrictions, so confirm whether the apartment includes a space.
Event traffic also matters in Inglewood. Stadium and arena events can close or congest streets for hours. If you choose a unit close to the stadium district, plan your commute on game nights.
What the numbers mean for your budget
Across the ZIP codes in the table, the typical Zillow asking rent runs from $2,397 to $3,363 a month. Using the common 30%-of-gross-income guideline that HUD also uses as its affordability benchmark, a $2,397 rent points to a gross income of about $95,900 a year, and $3,363 points to roughly $134,500. Many renters near LAX split a larger unit with roommates to get under those thresholds, so it is worth checking the per-person cost of a two-bedroom against a studio before you decide.
HUD’s one-bedroom SAFMRs for the same ZIP codes range from $1,770 to $3,380. If you use a Housing Choice Voucher, your housing authority sets payment standards from these figures, so a unit priced above the local payment standard may leave you paying the difference. If you do not use a voucher, the SAFMR is still a useful second opinion: when a ZIP’s ZORI is far above its SAFMR, the listings you see online are probably newer or larger units than the area average.
Plan for move-in cash, too. In California, most landlords may charge no more than one month’s rent as a security deposit for leases starting on or after July 1, 2024 (some small landlords may charge two). Our Move-In Cost Calculator adds the deposit, first month, fees and moving costs, and the Rent Affordability Calculator works backward from your income.
Checklist before you sign near LAX
- Check whether the building is covered by the City of LA Rent Stabilization Ordinance on ZIMAS (Housing tab). If it is, annual increases are capped; see our LA RSO Allowable Rent Increase Calculator. Units outside the City of LA may fall under state law (AB 1482) or a local ordinance instead.
- Walk or ride the actual commute at the time you would travel. A 2-mile trip can take 10 minutes or 40 depending on the hour.
- Ask what utilities are included. HUD’s SAFMR assumes rent plus basic utilities, while most listings quote rent only.
- Confirm parking: permit districts, garage fees and street-sweeping days add real cost.
- Never wire a deposit before seeing the unit and verifying the landlord. Our guide to spotting rental scams lists the warning signs.
- Use our apartment tour checklist during viewings.

Sources and methodology
- Zillow Observed Rent Index (ZORI), ZIP level, all homes plus multifamily, smoothed, September 2026 value (most recent month available), downloaded October 29, 2026 from Zillow Research Data. ZORI is a typical asking rent across unit sizes. It is not a quote for any specific apartment.
- HUD Small Area Fair Market Rents (SAFMR), FY2026 revised file (effective May 21, 2026), from HUD USER. SAFMRs are gross-rent estimates (rent plus basic utilities) used for Housing Choice Voucher payment standards. Values shown are the base SAFMR, not the 90% or 110% payment standard.
- Year-over-year change compares the ZORI value for September 2026 to September 2025 in the same file.
- Commute and transit notes are based on public Metro and campus information. Service changes often, so check metro.net before you sign a lease.
