Rent by ZIP code

Neighborhood names do not line up neatly with ZIP codes, so we show each ZIP we used.

How the HUD benchmark compares

Averaging HUD’s FY2027 1-bedroom Small Area Fair Market Rents across the same ZIPs gives $2,613 for Koreatown and $3,110 for Downtown LA.

Budget for move-in costs too. In California, the security deposit limit for most landlords is one month of rent under a 2024 state law (AB 12), so on a $2,596 apartment you should plan for first month plus a deposit of up to that amount, plus any application fees and moving costs.

Walkability and transit

Koreatown: The Metro B and D Lines run under Wilshire Boulevard with stations at Wilshire/Vermont, Wilshire/Normandie (D) and Wilshire/Western (D), plus Vermont/Beverly on the B Line.

Downtown LA: Downtown is the hub of the Metro rail network: the A, B, D and E Lines serve it, and Union Station connects to Metrolink and Amtrak.

Vibe and lifestyle

Koreatown: One of the densest neighborhoods in Los Angeles, with mid-century and pre-war apartment buildings, late-night restaurants, karaoke and bars, and a central location between Hollywood and Downtown.

Downtown LA: High-rise and loft living across districts such as South Park, the Historic Core, Bunker Hill and the Arts District, close to offices, arenas, museums and restaurants.

Verdict by renter type

  • Budget-first renters: Koreatown, where some ZIPs show the lowest typical rents in this comparison.
  • Transit commuters: Downtown, the hub of the Metro network, though Koreatown’s Wilshire stations are a direct ride away.
  • High-rise and amenity seekers: Downtown, where most new luxury towers are concentrated.
  • Food and late-night renters: Koreatown.
  • Renters wanting older rent-stabilized stock: Koreatown has a large supply of pre-1978 buildings that may be covered by the RSO.

Bottom line: on the numbers we gathered, Koreatown is the less expensive option by about $160 a month on typical asking rent, while the better fit depends on how you commute and how you want to spend evenings and weekends.

In 90005 (Koreatown), if the building is inside City of LA limits and was built before October 1, 1978, it is likely covered by the RSO (3% cap through June 2027); look the address up on ZIMAS. The Just Cause Ordinance covers most other City of LA rentals.
