Last updated: October 31, 2026. By the Apartments Club Editorial Team.

At a glance: 960 W 7th St, Los Angeles, CA 90017 · Downtown LA (City West edge) · managed or marketed by LyvWell Apartments · built 2023 · asking rents from $2,449 to $8,889 a month as of October 31, 2026.

Beaudry is a high-rise rental at 960 West Seventh Street in downtown Los Angeles, near the 110 Freeway on the western edge of the Financial District. Listing data gives a 2023 completion date, and the building is marketed by LyvWell. Its listing says the tower rises more than 600 feet and describes it as the tallest residential building in downtown.

The design is inspired by Mid-Century architecture, with floor-to-ceiling double-paned windows and custom Italian millwork in kitchens and bathrooms. Amenities include a pool, a coworking space with conference rooms and pods, concierge and a Latch keyless entry system. Like other LyvWell buildings, pricing is described as all-in, including required monthly fees.

Location and neighborhood

Seventh Street links the building to the Financial District and FIGat7th shopping center within a few blocks, and the 7th St/Metro Center station is about a 10-minute walk east. The 110 and the 101 are both close, which helps drivers. The immediate area is more office-heavy than residential, so evenings are quieter than South Park.

How these rents compare

For context, the Zillow Observed Rent Index (ZORI) for ZIP code 90017, which covers typical asking rents across all apartment types and ages in the area, was $2,658 in September 2026, up 0.1% from a year earlier. HUD’s FY2027 Small Area Fair Market Rent for 90017, effective October 1, 2026, is $3,060 for a one-bedroom and $3,780 for a two-bedroom. Luxury buildings like Beaudry typically ask well above those area-wide benchmarks, because they are newer or offer amenities, views and services that older buildings do not.

Among the other buildings we profiled this month, starting asking rents ranged from $2,260 (Hope + Flower) to $4,595 (The Glendon). Similar options:

  • Figueroa Eight (Financial District, Downtown LA), from $2,358
  • Hope + Flower (South Park, Downtown LA), from $2,260
  • AVEN (South Park, Downtown LA), from $2,700
  • Atelier (Downtown LA), from $2,858

Pros and cons

Pros

  • New construction (2023) with floor-to-ceiling windows
  • Coworking space with conference rooms and pods
  • Close to the 110 and Metro Center
  • Large concession advertised in October 2026

  • Freeway-adjacent location
  • Fewer amenities listed than some competitors
  • Three-bedroom advertised near $8,900

Is this building right for you?

Good fit for: Financial District workers, renters who want new construction with big views, and people who drive often and want quick freeway access.

Probably not for: Renters who want a buzzing restaurant scene right outside the door or a lower-rise feel.

Budget check: using the 30% rule, the cheapest unit we saw ($2,449) calls for roughly $98,000 a year in gross household income. Many large buildings also require income of 2.5 to 3 times the rent. Check your own numbers with our rent affordability calculator and estimate first-month costs with the move-in cost calculator.

Rent control: the City of Los Angeles Rent Stabilization Ordinance generally covers buildings inside city limits with a certificate of occupancy dated on or before October 1, 1978, so most newer luxury towers are not covered, though California’s statewide cap (AB 1482) can apply to buildings more than 15 years old. Cities such as Santa Monica, Culver City and West Hollywood have their own rules. Our RSO calculator explains how to check.

Touring tips

  • Ask which specific units are available and on which floors; view and floor height can move the rent by hundreds or thousands of dollars in the same floor plan.
  • Request the full monthly cost in writing, including parking, pet rent, storage, utilities and amenity fees.
  • Ask whether specials are given as free weeks up front or spread across the lease, and how that affects renewal pricing.
  • Visit at rush hour and at night to judge traffic, noise and garage access.
  • Read lease terms for minimum length, early termination and renewal caps before paying a deposit.
