The Americana at Brand: Luxury Apartments in Glendale, Rent Prices & Amenities

Last updated: October 29, 2026. By the Apartments Club Editorial Team.

At a glance: 889 Americana Way, Glendale, CA 91210 · Glendale · asking rents from $3,700 to $13,000 a month as of October 2026.

The Americana at Brand Luxury Apartments are the rental homes built into Caruso’s Americana at Brand, the open-air shopping and dining center on Brand Boulevard in downtown Glendale. The center and its residences opened in 2008. There are 241 apartments, according to the leasing listing (Caruso’s own portfolio page gives a slightly different count), on the upper floors above the shops.

What sets the Americana apart is the setting: residents live above a park with a fountain, a trolley and year-round events, and they get hotel-style services from Caruso, a company better known for luxury retail than for apartments. A three-bedroom listing in October 2026 put it among the most expensive rentals outside the city of Los Angeles in our survey.

Location and neighborhood

The Americana is next to the Glendale Galleria and a short walk from downtown Glendale’s restaurants and offices. The 134 and 5 freeways are close, which makes Burbank, Pasadena and Downtown LA easy to reach by car. Glendale is generally quieter and more family-oriented than the central LA neighborhoods in this series.

How it compares with other LA luxury rentals

We reviewed advertised rents at 25 of the priciest rental communities in Los Angeles County on October 28, 2026. Ranked by the highest monthly asking rent, The Americana at Brand Luxury Apartments came in at number 15. For context, here is what several other high-end buildings were asking on the same day (same source):

Keep in mind that the top of each range is usually driven by one or two penthouse or oversized units, so the starting rent and the mix of unit sizes often say more about a building than its single most expensive listing. Linked names go to our full profile of that building.

Touring tips

  • Ask which specific units are available and on which floors; view and floor height can move the rent by thousands of dollars in the same floor plan.
  • Request the full monthly cost in writing, including parking, pet rent, storage, utilities and any amenity or service fees.
  • Ask whether advertised specials are applied as free weeks up front or spread across the lease, and how that affects renewal pricing.
  • Visit at rush hour and in the evening to judge traffic, noise and how easy it is to get in and out of the garage.
  • Read the lease terms for minimum length, early termination and renewal caps before you put down a deposit.

Who it suits

The Americana suits people who love walkable shopping and dining, Glendale and Burbank workers who want a full-service building, and anyone who wants a lively, resort-like setting outside the city of Los Angeles.

Can you afford it?

A common rule of thumb is to keep rent near 30% of gross income, which means a $3,700 apartment calls for roughly $148,000 a year in household income, and the top-end unit far more. Many luxury buildings also ask for income of two and a half to three times the rent.
