Last updated: October 29, 2026. By the Apartments Club Editorial Team.
At a glance: 321 S Elm Dr, Beverly Hills, CA 90212 · Beverly Hills · asking rents from $7,499 to $14,950 a month as of October 2026.
Elm View Residences, also styled Elmview, is a small luxury building at 321 South Elm Drive in Beverly Hills, on a residential street a few blocks south of Wilshire Boulevard. Unlike the towers in this series, it is a low-rise boutique property, and the apartments are large: every home advertised in October 2026 was 1,750 square feet or more.
Condominium listing sites describe the project as a collection of about 30 residences completed around 2017, but we could not confirm the developer, unit count or completion year from an official source, so treat those details as unverified. What we could confirm is that it is leasing apartments with rents starting above $7,000 a month, among the highest entry prices in our survey.
Location and neighborhood
South Elm Drive is a quiet, tree-lined street in the flats of Beverly Hills between Wilshire and Olympic. Beverly Hills schools, the shops of Beverly Drive and the Rodeo Drive area are a short drive or a long walk away, and Century City is about five minutes west. The new D Line subway extension is being built along Wilshire; check Metro for opening dates.
We do not have a dedicated Beverly Hills guide yet. Our West Hollywood guide covers the neighboring city, and the full LA neighborhoods index lists every area we have covered.

Two three-bedroom listings were shown with the same size but very different rents ($8,495 and $14,950), which may reflect furnishing, outdoor space or a data error. The official website did not publish prices on the pages we could load, so confirm the exact unit and what is included before comparing.

How it compares with other LA luxury rentals
We reviewed advertised rents at 25 of the priciest rental communities in Los Angeles County on October 28, 2026. Ranked by the highest monthly asking rent, Elm View Residences came in at number 11. For context, here is what several other high-end buildings were asking on the same day (same source):
- Ten Thousand (Century City): $13,600 – $27,000 a month
- Olympic + Hill (Downtown LA (South Park)): $2,499 – $24,434 a month
- Circa LA (Downtown LA (South Park)): $2,653 – $23,216 a month
- THEA at Metropolis (Downtown LA): $2,786 – $22,514 a month
- Kurve (Westlake/Koreatown edge): $2,228 – $19,262 a month
- Vision on Wilshire (Miracle Mile): $4,499 – $18,699 a month
Keep in mind that the top of each range is usually driven by one or two penthouse or oversized units, so the starting rent and the mix of unit sizes often say more about a building than its single most expensive listing. Linked names go to our full profile of that building.

Touring tips
- Ask which specific units are available and on which floors; view and floor height can move the rent by thousands of dollars in the same floor plan.
- Request the full monthly cost in writing, including parking, pet rent, storage, utilities and any amenity or service fees.
- Ask whether advertised specials are applied as free weeks up front or spread across the lease, and how that affects renewal pricing.
- Visit at rush hour and in the evening to judge traffic, noise and how easy it is to get in and out of the garage.
- Read the lease terms for minimum length, early termination and renewal caps before you put down a deposit.
Who it suits
Elm View suits renters who want a large, quiet home with a Beverly Hills address, families focused on local schools, and people who prefer a small building over a full-service tower. If you want a pool, doorman and fitness center, look at the high-rises in this series instead.
Can you afford it?
A common rule of thumb is to keep rent near 30% of gross income, which means a $7,499 apartment calls for roughly $300,000 a year in household income, and the top-end unit far more. Many luxury buildings also ask for income of two and a half to three times the rent.
